The value is decided at first-fix, not at the app store

The most useful thing to know about a smart home (智能家居) in Hong Kong is that its success is decided at the wiring stage, long before you open an app. The cheap window to run a neutral wire, a conduit or a low-voltage cable is while the walls and ceiling are open. Retrofitting the same thing into a finished flat costs roughly two to four times as much, because the expensive parts, neutrals at every switch, cable runs to curtain and AC controllers, a small network cabinet, are exactly the parts you can’t see once the works finish. Plan first, buy second.

The right order of operations

Work through the home in this order, and plan steps 1–5 before renovation begins:

  1. Lighting circuits and switch positions
  2. Smart switches matched to those circuits
  3. Air-conditioning control, one zone per room
  4. Security, motion sensors, a smart lock, an entry camera
  5. Water-leak sensors, under the kitchen sink, behind the washer, behind every WC
  6. Kitchen appliances
  7. Motorised curtains, if blinds run to the ceiling
  8. Voice and routines, layered on last

The classic mistake is starting at step 8 with a smart speaker. It’s fine for one or two devices and falls apart as you add more.

The neutral-wire trap (the one that catches everyone)

A smart switch is always on, its radio and processor stay powered even when the light is off, so it needs a neutral wire as a continuous return path. Traditional Hong Kong wiring often runs power to the ceiling fitting and drops only a switched live to the wall switch, leaving no neutral in the switch box. No-neutral switches exist, but they can flicker or glow faintly (the “ghost light” / 鬼火), and panel-style switches usually won’t run on a single live at all.

The fix is cheap but time-critical: have the electrician run a neutral into every lighting switch box during first-fix. Move a light after the walls are plastered and it often can’t be done, in one flat, after positions were changed and walls sealed, only two switch boxes could still be re-fed with a neutral.

The protocol maze, briefly

In short: Wi-Fi is simplest for a handful of devices but loads the router at scale; Zigbee / Thread form a low-power mesh that gets stronger as you add mains-powered devices, the more reliable whole-flat backbone; and Matter is a compatibility layer that lets gear cross-pair across Apple Home, Google Home and Alexa, so you’re not locked to one brand. Two Hong Kong realities: the mains is 220V with BS 1363 (three-pin) sockets, so a lot of overseas gear needs adapting; and Cantonese voice support is still patchy, which is one reason Apple Home and Siri are popular locally. The best architecture is usually the ecosystem your household already uses, with affordable native-220V devices underneath and one gateway tying them together. For a mixed-age home, a wall panel with three or four named scenes, Morning, Movie, Bedtime, Away, beats making everyone learn an app.

正確的工序

按這個次序逐步處理整個家,而第 1–5 步要在裝修開始之前規劃好:

  1. 燈路及開關位置
  2. 與這些燈路配對的智能開關
  3. 冷氣控制,每個房間一個分區
  4. 保安,移動感測器、智能門鎖、門口鏡頭
  5. 漏水感測器,廚房星盆下、洗衣機後、每個座廁後
  6. 廚房電器
  7. 電動窗簾,如果窗簾直達天花
  8. 語音及情境,最後才疊加上去

經典錯誤是從第 8 步的智能喇叭開始。一兩件裝置沒問題,但當你不斷加裝置,它就會崩潰。

中線陷阱(人人中招的那一個)

智能開關長期通電,即使關了燈,它的無線模組和處理器仍然帶電,因此它需要一條中線作為持續的回路。香港傳統線路常常把電源接到天花燈位,只把一條經開關控制的火線引落牆身掣位,令掣盒內沒有中線。無中線開關是有的,但它們可能閃爍或微微發亮(「鬼火」),而面板式開關通常根本無法單靠一條火線運作。

解決方法便宜,但講求時機:讓電工在第一次入線時,為每一個燈掣盒拉一條中線。牆身批盪之後才移動燈位,往往就做不到了,曾有一個單位,在位置改動、牆身封好之後,只剩兩個掣盒還能重新補上中線。

Partly. Plug-in and battery devices, smart plugs, bulbs, a speaker, a smart lock, battery motorised curtains, stick-on sensors, need no wiring and can be added anytime. But anything that depends on fixed wiring (smart switches needing a neutral, concealed power for motorised curtains, whole-home controllers) costs roughly two to four times more to retrofit than to wire in during renovation.
