The thinking and the doing are two different costs
When people see a design fee (室內設計費) on top of the build cost, the natural question is aren’t I paying twice? You aren’t, you’re paying for two different things. The build cost is the doing: demolition, trades, joinery, materials. The design fee is the thinking: the brief, the space planning, the look, the construction drawings, and the supervision that checks the finished flat matches the drawings. Understanding the split makes the fee easy to judge, and makes clear where it quietly saves you money.
What a full design service includes
- Concept and layout, how the space works before it looks like anything.
- Material and finish selection, the schedule that turns a mood into buildable choices.
- Detailed construction drawings, what the trades actually build from.
- Design supervision during the build, someone checking that built equals drawn.
Some studios include 3D visualisations in this; some charge them as an add-on. Ask up front, so a render doesn’t turn up later as a surprise line.
The three fee models in Hong Kong
- Per-project, priced against the scope of a clearly defined brief. Suits a well-understood job.
- Area-based, scales with the size of the home. Predictable as the flat grows.
- Combined design-and-build, one team prices and delivers both, simplifying accountability.
Why design-and-build removes the blame gap
Hiring a designer and a contractor separately can give a clean separation of roles and competitive contractor pricing. But when a problem appears on site, a beam not shown on the developer’s plan, a service that has to move, responsibility can fall between the two parties, and you end up mediating. Design-and-build puts the drawings and the construction under one accountable team: no translation loss between intent and execution, and one point of responsibility from the first sketch to handover.
The best way to think about a design fee
Treat it as risk reduction. A decision changed on paper is almost free; the same decision changed on site is slow and expensive. A layout properly resolved before demolition, a services survey done before the ceiling is designed, a material schedule locked before ordering, each of these is a mistake that never happens. Good design is largely expensive mistakes avoided.
