The mistake is choosing flooring on looks alone
Most flooring (地板) regret in Hong Kong starts the same way, a material picked from a showroom photo, before anyone checked the substrate underneath, the humidity it has to survive, or what the building’s Deed of Mutual Covenant actually allows. Every system here can look beautiful. The question that decides which is right for your flat is duller and more important: what is under the floor now, how damp does the space get, and can you hack the existing tiles at all? Get those three right and the choice almost makes itself.
SPC vinyl (石塑地板): the default, and why
Since around 2020, SPC, stone-plastic composite (石塑地板), has become the dominant choice for mid-range Hong Kong refurbishments, and for good reasons. It is a rigid, multi-layer plank with a printed décor layer and a UV-cured wear layer over a dense mineral core. The headline advantage: its rigid waterproof core floats over your existing tiles with a click-lock join, so there is no hacking, no debris and no disposal cost, and a whole flat can be laid in about a day.
It is also fully waterproof and forgives minor substrate irregularities, the reasons it out-competes almost everything else on speed and disruption.
The honest trade-offs: SPC cannot be sanded or refinished, so a deep scratch is permanent, and dragging heavy furniture across it can gouge the wear layer. It sits warmer underfoot than tile or stone, though firmer than a cushioned vinyl, and on a floating install it can sound slightly hollow. Specify a wear layer of at least 0.5mm for an active household, add an acoustic underlay, and choose the denser SPC core over a softer one to take the edge off the sound.
Engineered wood (實木複合): the sensible middle for HK damp
If you want real timber underfoot without the risk of solid wood, engineered wood (實木複合) is the sensible middle ground. It is a genuine wood veneer bonded over a plywood or HDF core, which is far more dimensionally stable in humidity than a solid plank.
Two rules matter in our climate. First, it must be pre-acclimatised on site for five to seven days before laying, or it will expand and gap in the first humid summer. Second, in Hong Kong a glue-down install is more stable than floating. Choose a veneer of at least 2mm if you ever want the option to sand it once; 4–6mm allows two or three sands over the floor’s life. Keep it out of bathrooms, kitchens, and any unit with a history of water ingress.
Solid wood and laminate: the two to watch
These are the two that catch people out in Hong Kong humidity.
- Solid wood is a single timber plank with nowhere to hide. It moves with the seasons, and in our summers it will cup, the boards curl at the edges as they absorb moisture from below. It is refinishable and beautiful, but it is the highest-maintenance floor you can specify here, and it wants a controlled environment most flats don’t provide.
- Laminate (強化複合地板) looks like wood at a lower price, but its core is HDF, high-density fibreboard, essentially compressed paper. It shrugs off surface wear well, but if water sits on a seam it swells and never recovers. It is fine for a dry bedroom; it is the wrong answer anywhere near a bathroom, kitchen or a balcony door that leaks in a typhoon.
Wood grain tile (木紋磚): the wood look, without the water risk
If what you actually want is the look of timber in a spot where real wood fails, a bathroom, a kitchen, an open floor that runs into a wet area, wood grain tile (木紋磚) is the answer the other wood options can’t give. It is porcelain tile printed with a wood-grain texture: fully waterproof, hard-wearing and scratch-resistant, with none of solid wood’s cupping or laminate’s swelling, and no sealing to maintain. The trade-offs are honest ones, the grout lines interrupt the wood illusion at close range, and it reads colder and harder underfoot than real timber, but for wet areas it is the most practical way to keep a warm, woody look. It is one of our default recommendations for HK bathrooms and kitchens.
Seamless & microcement (微水泥): the grout-free look
For a modern, jointless, grout-free surface, and as the signature floor of wabi-sabi interiors, clients increasingly ask for seamless finishes, of which microcement (微水泥) is the headline. It is a thin, hand-troweled cement skim that can go over existing floors and walls, giving a soft, cloudy, seamless finish without hacking.
It rewards honesty about what it is. Microcement is applicator-skill dependent, and in Hong Kong the substrate prep and sealing decide whether it succeeds or fails. It needs a stable, crack-controlled base; rushed prep or a moving substrate produces hairline cracks within a season. Those fine cracks are characteristic of the material as the building moves, not a defect, but they are minimised by proper substrate control, and clients should expect them. Underfoot it is hard, and glossy if over-sealed; specify a matt or lightly-textured seal so it isn’t slippery, and plan on periodic resealing.
One warning: some shops market wide SPC or sheet vinyl as “無縫” (seamless). That only minimises visible joints, it is not truly jointless.
Humidity, acoustics and the DMC
Three Hong Kong realities should sit over the whole decision:
- Humidity favours a waterproof core. Our summers punish anything that absorbs moisture from below. SPC and porcelain, including wood-grain tile, shrug it off; engineered wood tolerates it if acclimatised and glued; solid wood and laminate are the vulnerable ones.
- Acoustics are often a rule, not a preference. Many buildings prohibit hard flooring laid direct to the structural slab. Check your DMC before specifying, SPC with a suitable acoustic underlay typically satisfies impact-noise requirements, while stone needs an acoustic underlay or a floating screed.
- Matte mineral surfaces need ventilation. Microcement and lime plaster can harbour mould in our climate without anti-fungal substrate treatment and real ventilation. A thick glossy waterproof coating is the wrong fix, it destroys the matte softness the look depends on. The right answer is proper prep, a breathable seal, and dehumidification designed in from the start.
