How to Avoid Renovation Scams in Hong Kong

Most renovation regret shares the same four warning signs. How to spot them, how to vet a firm, and the written contract and staged payments that protect you.

The warning signs beat the blacklist

Avoiding a renovation scam (裝修黑店) in Hong Kong is less about memorising which company to avoid and more about recognising the pattern nearly all bad experiences share. A blacklist is a weak shield: names change, lists go stale, and a clean name is no guarantee of good work. The durable skill is reading the warning signs, and there are only four you really need.

The four red flags

  1. A large payment demanded up front. The healthy norm is staged payments tied to on-site progress, so the money paid always matches the work done. Be wary of any big up-front sum or pressure to pay quickly.
  2. A vague quotation. A few round numbers with no breakdown by trade, no quantities, no named materials, this is where add-on charges hide, and it means you can neither compare nor enforce the quote.
  3. No proper written contract. A handshake and a mobile number leave nothing to hold either side to.
  4. No fixed, verifiable business address. Insist on a written contract with a company at an address you can actually find.

One flag is a question. Two or more is a reason to walk.

Vetting a firm before you sign

Spotting the red flags is the negative test; the positive one is checking a firm against the criteria that mark a good one, portfolio fit, licensing, contract type, your day-to-day contact, warranty scope, and a verifiable public trail, and getting two to three quotes only once it clears them. That full vetting checklist is set out in our guide to choosing an interior design company.

For custom furniture, watch the shop drawing

Custom joinery (訂造傢俬) has its own single reliable tell: a legitimate maker has you sign off a shop drawing before anything is cut, so never let production start on something you haven’t seen and approved in writing. The rest of the custom-furniture warning signs, the deposit-versus-timeline trap, named board types and hardware brands over vague adjectives, are covered in our custom furniture guide.

The real protection: a written contract + staged payments

Everything above reduces to two things. A clear written contract that sets out scope, materials (by type and brand where it matters), a programme of dates, and a payment schedule, and staged payments tied to on-site progress so you are never far ahead of the work. If it isn’t written, assume it can’t be relied on.

How Primeworks handles this

We put the things that protect you in writing by default: an itemised quotation, a written contract with clear scope and exclusions, and payment staged against on-site milestones, never a large sum before work begins. For custom joinery you approve a shop drawing before anything is produced, and our terms retain your design IP so nothing you’ve paid to develop leaves the studio prematurely. You can hold us to the document, which is exactly the point.

Primeworks

Frequently Asked Questions

How can I avoid a renovation scam in Hong Kong? +
Learn the warning signs rather than memorising a blacklist, because names change and clean names don't guarantee good work. Almost all bad experiences share four flags: a large payment demanded up front, a vague quotation, no proper written contract, and no fixed business address. Insist on staged payments tied to on-site progress, an itemised quote, and a written contract with a company at a verifiable address. One flag is a question; two or more is a reason to walk.
How much deposit is normal for a renovation in Hong Kong? +
The healthy norm is staged payments tied to on-site progress, so the money you have paid always matches the work done, not a large single sum up front. Be wary of any pressure to pay a big amount quickly or before work begins. A common structure ties payments to milestones such as commencement, completion of wet works, delivery of carpentry, and handover.
What are the red flags of a scam custom-furniture shop? +
For custom joinery specifically: no shop drawing before production, a large deposit paired with a vague timeline, no fixed address or showroom you can visit, and materials described only as adjectives, 'good board', 'European hardware', rather than named board types and hardware brands. Never let production start on anything you haven't seen and approved in writing.
